For an agreed commission we
will carry out the full management of the property including:

Finding and carrying out
reference check on tenants.

assisting in obtaining
consent to let from your mortgage company (if necessary).

Collecting the rent from
the tenants and accounting to the landlord.

Visiting the property on
a quarterly basis when tenanted and a weekly basis when vacant to check
on its condition.

Dealing with any
maintenance problems which may arise

Advising on any routine
maintenance, such as decoration, that becomes necessary and arranging
for this to be carried out.

Arranging successive
tenancies where the landlord is away for an extended period.

Where the landlord is
overseas we will provide your accountant with the necessary information
to complete your tax return.
We also prepare the
necessary tenancy agreements, legal notices and inventory prior to the
tenancy, advise the appropriate utilities of the change of occupier but
make a small administration charge at the commencement of the tenancy
towards the cost of this.
This service does not seek
to exclude the landlord from involvement with his own property but rather
to act as a buffer zone between owner and tenant and keeping the former in
touch with any developments, but protecting him from unnecessary hassle
from the tenant.
