We seek to provide for our
applicant tenants with accommodation that is suited to individual needs
and pockets! Once a suitable property has been chosen, we require a
holding deposit to secure the property. This holding deposit is non
-refundable should you then not proceed with the tenancy. A relatively
painless reference check is carried then out and subject to satisfactory
references we will then prepare the tenancy agreement for your signature
prior to the commencement of the tenancy.
We are responsible for
advising the gas, electric, water and council tax authorities of the
change of occupant and appropriate meter readings and we also provide an
accurate inventory of the property.
Our terms are very
straightforward. Rent is payable monthly in advance. A dilapidations
deposit is taken at the beginning of each tenancy. The deposit is held by
this company throughout the tenancy and can be returned with interest
after the end of the tenancy (less any charges for dilapidations or rent
arrears). The initial payment of rent, deposit and charges to be paid in
cash, building society cheque or banker's draft. We also make a one off
administration charge at the commencement of the tenancy towards the cost
of taking references, preparing the tenancy agreement, preparing the
inventory etc.
Your deposit will be held
in accordance with the tenancy deposit scheme. This firm is a member of
the scheme which is run by The Dispute Service which allows us to continue
to hole the deposit but is insurance backed should any dispute arise at
the end of your tenancy.
Each month thereafter, the
rent is payable monthly in advance by standing order to either L.A.
Property Management or the landlord depending on the contract we have with
the landlord.
When we have been
instructed by the landlord to let and manage the property we are
responsible for organising any repairs required at the property. We have
our own supply of tried and trusted operators in all fields of maintenance
and organise these to attend to any faults with the minimum of delay.

We would always recommend
that tenants have their own possessions insured and also some accidental
damage cover for the landlords property.
